How to interpret these numbers

"Median asking rent" is the middle value of all current listings - half are above, half are below. It's not the same as transacted rent (what tenants actually agree to after negotiation), which tends to come in 5-10% lower than asking. Treat the median as the upper bound of a typical negotiation.

Larger units, fully furnished options, and condos with sea or city views typically rent above the area median. Older buildings, partially furnished units, and properties on lower floors usually fall below it.
